Don’t forget that the buyer’s bank will send an appraisal to set the fair value for your home and if the appraisal comes lower in the end. You will need to negotiate with the buyer, the purchase price. If the buyer doesn’t have the money to come up with the difference, they know the seller might lose the opportunity to sell their house.
Number two, the home inspection, it might be wise to pay a few hundred dollars for a home inspection before you even list your house on the market. That doesn’t mean you have to fix all of the record, but at least it will give you time to prepare ahead.
Do all of the repairs you are willing to do. And those that might affect the future contracts and the selling of your home. If you don’t, buyers are definitely going to expect a discount. And three, not staging your home. It is so important to make sure you stage your home with the buyer in mind.
